Plan ahead for a smooth exit and full refund of your security deposit.
Instructions:
Before you move out, make sure you clean your apartment thoroughly, including bathrooms, ovens and refrigerators! If you do not clean, you risk losing all or part of your security deposit. The landlord may deduct from your deposit for the cost of a professional cleaning. Start cleaning before you think you need to.
Deductions for damages and cleaning are shared with the group unless you tell me who is responsible beforehand - If you want separate deductions place your names on your doors and lock your door.
Remove all of your property and leave the residence in condition suitable for a new tenant to move in.
Remove all garbage Leaving garbage after you move out - we charge $50 per bag for garbage that is left behind - Plan ahead Garbage is picked up every week - if you wait until the last week it will be expensive.
Leave your keys in your bedroom on your dresser - we do not search for keys if they are not on the dresser we charge per key - missing keys $50

Notify me when the last tenant has vacated, we inspect the house and schedule cleaning/repairs.
All refunds are issued in the order of houses being vacated first.
Once the house is cleaned and necessary repairs are made, we make appropriate deductions and process refunds.
Venmo - if you want a venmo refund email me your venmo I.D. and the house address you have vacated.
Venmo payments will experience a delay because of the weekly spending limit.

If you damage something in a common area, furniture, walls, appliance, etc place your name on it (sticky note) otherwise we deduct evenly from the group, if a bedroom isn’t labeled with a name and needs cleaning paint or repairs we deduct evenly from the group. if you want you an rectify amongst yourselves.

we should be the most earth conscious folks on the planet and yet with every year the garbage left by students has become worse. I issue a reminder a month before your lease ends. PLAN AHEAD garbage goes out every week.

Late Exit
Late exits are a breach of contract - make sure your entire group vacates the apartment on time per your lease - you must be clear of the apartment on 5/22 at 11:00 am. If one person in the group exits late the house is responsible for another month's rent.

Garbage
Please be responsible, take your cans to the curb and when emptied return them to the rear of the house. if you live in an apartment be a good neighbor take care of your garbage and it doesn’t hurt to lend a hand occasionally, consider helping one another by taking cans to the curb and return them when empty. During the summer Please schedule when to throw out meat especially chicken, and other meats i will attract flies, in less than two days you will have maggots in the cans and attract mic rats and squirrels. Do not leave garbage on the porches. place your garbage in the cans
Tue night for Wed: Westside residents east of Chestnut Street, from Leroy Street to Main Street, and north of Leroy Street from Chestnut Street to Front Street. This includes residents on those sections of Chestnut and Leroy Streets. (If a holiday falls on Wednesday, Thursday, or Friday, your collection will be Tuesday.).
Wed night for Thu: All Westside residents north of the Susquehanna River and west of Chestnut Street to Main Street, and south of Leroy Street, from Chestnut Street to Front Street, excluding those sections of Chestnut and Leroy Street indicated above. (If a holiday falls on Thursday or Friday, your collection will be Wednesday.).

If the garbage men refuse to collect the garbage and we need to clean up the remaining mess we bill the house - the contracted rate begins at $50 per bag for garbage that needs to be cleaned up.

PESTS - ANTS - MICE
We deliver our houses pest and rodent free - please keep a clean house and you will not attract pests.
Ants bees and rodents love your food and they only show up when there is food for them.
Ants and mice love crumbs - please keep your apartments clean and remove all garbage promptly
Keep your garbage cans and recyclables neat and move them away from the house.

Keep Surfaces in and Around Your Home Clean
If you introduce pests and mice into the house, please let me know I will remove them. You will need to keep a clean house and properly store food and garbage or the problem will continue. One of the best ways to keep mice out of your apartment is to keep it clean.
Don't leave any dirty dishes lying around the house or even in the kitchen sink. Wipe down the kitchen counters often and make sure the trash doesn't get too full. If you're thoroughly cleaning your apartment, you'll prevent mice from coming in and if you have a rodent problem, you'll figure out where the mice are hiding as you're cleaning up. You should also sweep, mop and vacuum to keep crumbs and random small items off of the floor. Move furniture away from the walls so a mouse can't hide behind it. Store all of your food items tightly sealed or in the refrigerator or freezer. Yes, this means no bowls of fruit or open bags of chips. If possible, try to put all food items that aren't in the refrigerator or freezer into airtight plastic or glass containers, since mice can chew through bags and boxes.
Keys - Make a copy
The charge for lost keys is $50 the charge for letting you in your house if you locked yourself out is $50. Too many times I have let someone in who was locked out only to see their housemates watching TV. make a copy of your keys.

Moving In - Please share this information with your housemates
KEYS: Please call or text Casey at 347-343-0216 to get keys for your house/apartment. Please do this as early as possible prior to arriving and during business hours.
June rent must be paid in full before keys are made available to the group.
Keys will be available on the first day of your lease.
The first person to arrive will receive all keys - make arrangements with your housemates for access to the house.
Early Possession - is not possible, make other arrangements. All of our houses have existing students.
Wall Care
Please don't nail anything to the walls. Please use 3M Command Strips instead. Here is a video on how to remove them (i.e., don't pull them out away from the wall because it will tear the drywall - pull the tab down along the wall instead). Also, please don't use the tape LED lights that stick to the wall because they tear the drywall when they are removed (use command hooks for string lights instead).
NYSEG: I recommend turning on gas and electric as soon as possible 800.572.1111 (nyseg.com) otherwise you could be without electricity and hot water. Call 800.572.1111 keep pressing # until you hear “lets try something else, please hold while i connect you with …..”
Once you get a human, tell them your address (and apartment number) and that you want to transfer gas and electric into your name. Most NYSEG employees are very helpful but some agents will ask for the previous tenants account number, you don’t have it and don’t need it, give them the address and explain that you are the new tenant moving in. If the agent is not helpful hang up and call until you get one that is.

"NO DRILLING" you do not have permission to drill or allow anyone to drill any holes in any part of the structure, roof, floor, wall, etc - this will cost you your security deposit. CALL ME BEFORE YOU DO ANYTHING TO THE WALLS.

Toilets and Drains
#WipesClogPipes - NEVER USE FLUSH-ABLE WIPES
Drains and toilets do not clog themselves. Any drain or clogged toilet after you move in is your responsibility.
The only things that you should flush down your toilet is human waste and toilet paper. The cost to have the main lines jetted will cost between $450 and $800 + - you will be charged if this is necessary.
If your toilet is clogged - Carefully pour a couple of gallons of hot tap water with a small amount of detergent into your toilet bowl until the water is just under the rim. keep repeating this as the water drains. it may take a few times before the clog dissolves.
If you prefer to use a plunger, carefully place the plunger in the bowl, seat the plunger until you feel suction and gently pull up, pulling up will start to move the clog, gently push down and repeat until the clog is cleared.

Pads and tampons should never be flushed down the toilet because pads and tampons will destroy the plumbing system.
Kotex and Tampax advise throwing them away because, tampons clog the plumbing.

If you are depositing a large load, flush the toilet multiple times, you don't have to wait until you have filled the toilet.

we use the same toilet in over 200 bathrooms. The toilet works fine, this is human error. If you want me or a handyman to clear your toilet we charge $75 per 8am - 4pm weekday visit.

NO CLAY MASK PRODUCTS Many natural hair products with oils - coconut oil, olive oil and butters clay and charcoal will clog drains USE THEM SPARINGLY. they will cost you $$$ wipe the clay mask off and discard in the garbage.

Pictures / wall hangings / shelves
If you want to hang pictures or want a shelf please call me. for light frames and pictures only use 3M Command Strips If you have questions please call me. Wall repair and painting is expensive! Cheap and improperly applied command strips will peal the paint or wallboard, damages will cost you your security deposit. Excessive command strips will cost you your security deposit, less is more! Beginning cost to paint a wall is $150 per wall, that doesn’t include the cost to remove and repair wall damage caused by command strips pins and nails.
No Holes in the walls
No candles, no fires no smoke - we will need to paint the entire room Beginning cost to paint a wall is $150 per wall.
Command strips - lately we have had a rash of command strips removing paint and paper, excessive command strips will cost you money. be careful and call me if you want a shelf or mirror hung up
Use a Splatter Shield
Splattered grease will ruin painted walls cabinets and appliances. all these things will cost money to clean, replace or to paint.
Alarms
To set up your security system please provide me with:
a 4 digit code you will all remember
your WiFi identifier and password
To disarm your system with the Keypad, simply enter your 4 digit code [XXXX] and then press the OFF Mode button.
To arm your system via the Keypad, simply enter your access code [XXXX] and then press the Away or Home Mode button.
AWAY arms all sensors - use this when no one is home
OFF turns off all sensors
HOME turns off the motion sensors - doors remain on and will alarm when opened.

Thermostat
For heat always keep the switch on heat
Always! switch the fan on auto
use the up arrow to raise the heat - use the down arrow to lower the heat
If the house has central air switch your thermostat to cool and adjust the temperature as desired. when running air conditioning do not shut the louvers on any of the vents, the AC can freeze, closing vents will cause your AC coil to freeze and eventually break
Winter
FROZEN PIPE WARNING - PLEASE pass this onto your housemates
Keep the utilities on and the heat maintained at 65 degrees. Do not turn off the electric you need electricity to run the furnace. Frozen pipe damages are very expensive repairs.
INSPECTIONS - We inspect all houses during Thanksgiving and Christmas break. - checking heat, doors and water. We also install new furnace filters.

Property Storage - Share this with your entire group
This pertains to your entire group - we offer one scheduled time per leased group. Have all students in your group agree on the same date and time. try to agree on more than one date and time - scheduling times will be tight.
We allow you to store your property over the summer. We are not liable for damage to or loss of property that might occur during the course of your lease.
If you want to store your property in the house please follow these guidelines for efficiency and minimum disruption of the current students:
Schedule early, we schedule on a 1st come 1st serve basis.
Have all students in your group agree on the same date and time.
We will meet you at the house, please be prompt as I will have other appointments. We will wait 10 Minutes - no longer
Use plastic storage containers or boxes and secure with duct tape. The current students my have not vacated and repair and cleaning staff will be in the house over the summer.
You will be storing your property in the basement or the attic if available.
We will keep everything safe on a best efforts basis but we aren't liable for any of your property. We recommend you carry renters’ insurance.
